About the property

The house is all on one level. It’s spacious. The large living room and open eat-in kitchen are open concept connected. The kitchen/dining area has a pantry-closet and lots of cabinets and countertop space. The house color throughout is cream, neutral color with dark brown ceramic tile except for the bedrooms, two of which have carpet. The primary bedroom has high value vinyl flooring. All windows have blinds and some have curtain rods. The living room and kitchen windows face toward the morning sun. The area of the living room that would face the setting sun has no window and it’s a perfect place to put the TV. This helps keep the hot afternoon sun from heating up the house. Spacious: living room 20 1/2 x 12 1/2 eat in kitchen 16 x 12 back door mud room and utilities room 12 x7 1/2 hallway full bath 11 x 7 primary bedroom is 12 x 10 1/2 with a half bathroom 5 x 5 and walk-in closet 5 x 3 1/2 2 front bedrooms 11 x 9 1/2 10 1/2 x 9 ½ Appliances include a stacked washer and dryer, a dishwasher, an electric range (stove/oven), an over the range installed microwave, and a refrigerator. The rooms are heated with baseboard heaters and each room has its own separate thermostat including the backdoor mudroom so each person can have their own comfort level and unoccupied rooms can be turned lower to save on energy. The hallway bathroom has higher end vanity and vanity top with a nice bathroom with a tall pantry-style cabinet that is perfect for towels and bathroom extras. The yard includes a pre-made vegetable garden area surrounded by wire fence to keep the deer from eating the tomatoes. The spacious driveway has a shape like a small t letter which means it convenient to turn left and then back into the area next to the house. This makes bringing items into the house easy. There’s also enough space for two cars to park facing the forest to the left of the house, giving both cars the ability to leave without having to move the other car to exit. After both cars are parked there’s enough space for several others if guests come over. They would have to coordinate departure. There’s a spacious garden shed for outdoor tools. For federal government employees on remote work, this house is in the New York City locality pay area. The Neighborhood: An online review of the neighborhood: Sunrise Lake is minutes from Dingman Delaware Primary, Elementary, and Middle Schools. I love the herds of deer and flocks of turkey that forage in the front lawns of the homes in the neighborhood. I love the 25-mph speed limit and the number of kids who bike or skate, or ride electric dirt bikes safely through the neighborhood with or without parental supervision. I love the fact that all the neighbors I have seen walking their dogs do so on leashes and with respect for their neighbors. I love the quiet nights and the fact that even when neighbors have a BBQ with music, they are quiet well before we go to sleep, and we sleep early. I love the playground, basketball court, baseball field, and outdoor swimming pool. Shopping: There are 2 different Weis grocery stores, both about 5 minutes away. One in each direction when leaving the HOA. For simple items the DG Mart is a couple blocks to the right when exiting the HOA. The Weis grocery store just passed the Dingman Delaware Elementary School and Middle School has a gas station and pharmacy. The Schools: An online review of the elementary school that is 1.7 miles from the rental. Dingman Delaware Elementary School has been critically important to my daughter's health and after an army of medical and academics didn't understand what was happening. She has been diagnosed with ADHD, Anxiety, Level 1 Autism, aka Asperger's syndrome, and ODD –Oppositional Defiant Disorder (ODD). Nothing worked. Until Dingman Delaware Elementary School. It’s a winner! The staff totally “get” her. She loves the school. The staff that handles the departure chaos is amazing. 500+ kids pouring out of the school onto big buses, car riders and smaller buses for kids that are going to afterschool programs and two police officers directing the traffic, some of which goes from the elementary school to the middle school to pick up another kid. It’s a 5-way intersection and after those key 15 minutes of frantic motion, you could hear a cricket chirp. It’s incredible to watch. All 3 schools – the Dingman Delaware Primary for Kindergarten through 2nd grade, Dingman Delaware Elementary for 3rd through 5th grade, and Dingman Delaware Middle School are all side-by-side in the same compound. All of them are just around the corner from the YMCA Camp Speers. At the time of this writing, the high school these kids go into is ranked 10 out of 10 on the Great Schools website. Nearby Things to Do: Dingman Falls is 10 minutes away. It’s a 10-minute walk on a raised boardwalk from the parking lot to the falls. For a longer walk, park at the turn-off for a half hour up to the visitors center and then continue to the falls on the boardwalk. The restrooms are fully plumbed. 224 Dingmans Falls RoadDingmans Ferry, PA 18328 Bushkill Falls is a half hour away. It’s the Niagara of Pennsylvania with the longest single drop waterfall. It has 4 different trails ranging in difficulty and length. The shortest is 15 minutes and the longest is estimated at a few hours. It has several attractions. The restrooms are fully plumbed.
