About the property
THE SETTING: This is the most beautiful, secluded spot in Lawton. Two houses on 15 acres are out in the "woods", yet 5 minutes from town and 10 minutes from Fort Sill. See it on Google Maps. A creek in the forest winds through the length of our 15 acres, with well-maintained walking trails on both sides and hidden side paths for exploring. A sheltered clearing features a campfire ideal for unwinding in the evenings or hosting friends and colleagues. In the clearing a sturdy footbridge offers an easy crossing over the water. From there, you can head north into Wyatt Acres--Lawton's oldest, most established and respected neighborhood. Or you can wander south into the quiet, undeveloped "wild lands" of open pasture in a truly peaceful escape.
There is a small unused stock pond (with a paddle boat) just across our fence line. There are some good size bass and other fish in it.
Nestled "in the woods," we are often visited by wildlife to include squirrels, possums, armadillos, deer, turkeys, and coyotes, and a wonderful variety of birds. We feed the deer, song birds, squirrels, and turkeys daily, encouraging them to return and creating a peaceful, almost storybook setting. Because we're in the city limits, the area is completely protected from hunting, allowing the wildlife to roam freely and safely. In short, if you like seclusion in the country, natural beauty, and the feeling of being in the country while still in town, this is the premier place to be.
THE HOUSE: I don't require a lease. I prefer a handshake and good behavior. You are free to leave when you wish. I do ask that you plan to stay at least a year, just for the sake of efficiency. I'm located next door with a good workshop. So, any repairs needed are quick and efficient. When you leave, be sure the house is as clean as you found it and has no damage. There is enough room for two persons, but three would be too crowded for living quarters.
There are two good sized carpeted bedrooms each with a walk-in closet, a restroom that includes shower and tub, and a storage closet in the hall. The front room and kitchen are an open area with the laundry room and broom closet just off the kitchen. Another door from the kitchen leads to the clean but unfinished, unheated, well-lit attic. It runs the full length of the house and provides plenty of storage. There is also a storage area in front of your two cars in the garage. Talk to me if you need even more storage. There is a double wide parking pad in front of the garage with much additional parking available for guests.
The house has new flooring, new dishwasher, much new paint, new window blinds, and has been brought to as new condition as possible. I'll mow the yard when mine is mowed; you are responsible for your trimming and edging. You will buy the propane existing in the tank and all refills. When you move, I'll buy from you what remains in the tank.
The covered front porch is 5 X 39 feet and good for sitting with coffee in the morning to watch for the deer coming to feed. The covered back porch is 10 X 34 feet and best in the evening watching for turkeys, or for entertaining. Call if you would like to talk about it.
