LEASE TERMS AND CONDITIONS
1. LEASE TERM
This lease shall be for a fixed term of twelve (12) months+. Property will become available for rent between July1-4, 2026, conditional upon owners purchase and transition to a new home.
2. APPLICANT QUALIFICATIONS
Applicants must meet the following minimum criteria:
Rental history with no prior evictions.
3. SMOKING POLICY
Smoking of any kind is strictly prohibited inside the unit, and within the common areas of the community.
4. PET POLICY
No Pets- none negotiable. Unauthorized animals are strictly prohibited.
5. RENT & MOVE-IN COSTS
Tenant agrees to pay first month's rent, and the security deposit in full prior to move-in. (Negotiable at landlords discretion)
6. UTILITIES
Rent includes HOA dues, water, sewer, and trash services.
Tenant is responsible for electricity, gas, and any optional services (internet, cable, etc.).
7. RENTERS INSURANCE
Tenant is required to maintain active renters insurance throughout the lease term and provide proof of coverage prior to move-in. Tenant must maintain liability coverage of no less than $100,000.
8. PROPERTY CONDITION
The unit is rented "as-is." Tenant acknowledges they have inspected the property and accept its condition at move-in.
9. PROPERTY DESCRIPTION & USE
The unit is a 2-stories residence. Tenant agrees to be mindful of neighbors and minimize noise, disturbances, and vibrations, especially during quiet hours.
10. OCCUPANCY & GUESTS
Only individuals listed on the lease may reside in the unit. Guests may not stay longer than seven (7) consecutive days without prior written approval from Landlord.
11. PARKING
Tenant is limited to a maximum of two to three (2-3) vehicles. All parking must comply with HOA rules.
12. HOA COMPLIANCE
Tenant agrees to abide by all HOA rules and regulations. Any violations or fines caused by Tenant will be the responsibility of the Tenant.
13. MAINTENANCE RESPONSIBILITIES
Tenant is responsible for routine maintenance, including but not limited to replacing air filters regularly, replacing light bulbs, and maintaining general cleanliness. Tenant must promptly notify Landlord of any maintenance issues.
14. REPAIRS & MAINTENANCE BY LANDLORD
Landlord will make necessary repairs in a reasonable timeframe after being notified. Emergency repairs should be reported immediately.
15. ENTRY BY LANDLORD
Landlord may enter the property for inspections, repairs, or showings with proper notice as required by law, except in emergencies.
16. ALTERATIONS
Tenant may not make any alterations, additions, or improvements to the property without prior written consent from the Landlord.
17. LATE PAYMENTS
Rent is due on the 1st of each month. Any late payments may be subject to fees in accordance with Nevada law after the 5th of each month.
18. EARLY TERMINATION
Tenant may not terminate the lease early without written approval. If approved, Tenant may be subject to early termination fees and/or rent responsibility until a replacement tenant is secured.
19. NOTICE TO VACATE
At the end of the lease term, Tenant must provide at least thirty (30) days written notice of intent to vacate. Landlord will also provide proper notice as required by law.
20. QUIET ENJOYMENT
Tenant agrees to conduct themselves in a manner that does not disturb neighbors or violate community standards.
21. DEFAULT
Failure to comply with any lease terms may result in penalties, fees, or termination of tenancy in accordance with applicable laws.
22. GOVERNING LAW
This lease shall be governed by the laws of the State of Nevada.
These terms are subject to change until a lease has been signed.
