About the property

Nice spacious 2nd floor condo with 1300 sf living space which includes 2 bedrooms, 2 baths, and a loft that can be used as an additional bedroom,+ additional storage room, storage closet on terrace, and additional attic storage. Unit includes laundry room with front loading washer and dryer combo. Windows are equipped with built-in privacy shades. Condo is in good school district, and quiet neighborhood in the highly desirable township of Robbinsville NJ, near shopping and many other amenities. New Central HVAC Unit (was replaced in September 2023), and a new patio door will be installed (February 2026). Tenant pays utilities (i.e. PSEG and Water) and must hold renter's insurance. Landlord pays monthly HOA dues, taxes, and sewer utility fees. Owner prefers no pets, but may allow small sized housebroken pets at his discretion. If pets are allowed they will be subject to a monthly pet fee of $50 in addition to the rent. I would prefer a long term tenant, but I am happy to work with any service man or woman of good reputation to meet their needs. Please note, if you intend to apply for this rental please have your banking in order. I.e. you will need to provide two (2)-bank issued cashier's checks in order to sign the required lease paperwork. Also you will be required to provide proof that you hold a standard checking account and/or savings account with a reputable banking institution and you will be required to submit to a credit and criminal background verification. The cashier's checks for the Security Deposit and First Month's Rent will be in the amounts as follows: Security Deposit Made Payable to the owner in the amount of $3,900.00 this will be placed in a custodial security deposit account held under the owner and the renter's name. Proof of the account will be provided to the renter once it has been opened. Periodic bank statements will also be provided to the renter as proof that the security deposit is being maintained and the most recent statement can be obtained and provided to the renter at any time by request to the Owner/Landlord. The renter will be required to provide basic information required by the banking institution for custodial accounts. First month's rent (Bank issued Cashier's Check) Made payable to the owner in the amount of $2,600.00 Cashier's checks are only required only for the security deposit and the first month's rent. Subsequent rent checks (due on the 1st of each month or as defined on the lease paperwork) may be paid via personal check however the Owner/Landlord is willing to consider Zelle as a payment method with proper verification. The owner/landlord cannot stress the importance of having your banking in order because if all requirements are not fully met, you WILL be turned away regardless of your ability to pay or not. Renters will be subject to verification of income, credit history, and criminal background check. Applicants will also be required to secure and provide proof of the scheduled transfer of utilities (PSE&G and Aqua America) into their name prior to lease finalization. Compliance with all aspects of this process is a minimum and many otherwise well qualified applicants have already been turned away because they have not FULLY complied with the basic standard requirements that are in place for the protection of both the owner and the renter. This process does take time, so please do allow ample time for such verification.
